It does exactly what someone programmed it to do, and buildings change over time: they get remodeled, change use, change schedules. That is why a BAS that is never reviewed ends up working for a building that no longer exists.
\n
These six steps help you start getting more from it without drastic changes.
\n
Step 1: know what you have
\n
Before touching anything, gather the basics:
\n
\n
An inventory of the HVAC equipment: type, location, the zone it serves and whether it is connected to the system.
\n
A list of who has access to the system and who can change schedules.
\n
The drawings and documentation from the original installation, if they exist.
\n
\n
A simple inventory is enough
\n
You do not need a complex database. A spreadsheet with one unit per row, its location and its status is a good start, and you can fill it in gradually.
\n
Step 2: review the schedules
\n
Schedules are the simplest lever and often the one with the most room. Compare what is programmed with real use: shifts, events, weekends, holidays.
\n
Useful questions
\n
\n
Are there zones being conditioned when nobody is there?
\n
Does the schedule change between seasons, or is it the same all year?
\n
Did someone change a schedule for a one-off need and never set it back?
\n
\n
Step 3: look at alarms and trends
\n
An alarm that gets ignored stops being useful. Review the list of active alarms: the ones that keep repeating point to a real problem or a badly set threshold. Trend charts, such as a zone's temperature or a unit's status through the day, let you spot odd behavior without going on site.
\n
How to prioritize
\n
Start with alarms that affect comfort or people's safety, continue with the ones that repeat every day and leave for last those with no clear consequences.
\n
Step 4: diagnose before sending a technician
\n
Many faults can be identified remotely from the system itself: a sensor with impossible readings, an actuator that does not respond, a unit that does not follow the controller's command. With that diagnosis, the technician arrives knowing what to look for and what to bring, and the visit is more productive.
\n
Step 5: change things gradually and document
\n
Change one thing at a time and watch occupant comfort and consumption for a few weeks. If the result is not what you expected, the record lets you go back without guessing.
\n
What to write in the log
\n
\n
Date and affected zone or unit.
\n
Previous value and new value.
\n
Reason for the change and who approved it.
\n
What you expect to see and when you will check.
\n
\n
Step 6: train the people who operate it
\n
A well-tuned BAS drifts out of tune if nobody understands how it works. A short written procedure and a training session for operations and maintenance staff keep the changes from getting lost when the team changes.
\n
Common mistakes
\n
\n
Overriding schedules or alarms \"temporarily\" and forgetting about it.
\n
Changing parameters without leaving a record.
\n
Treating the BAS as a maintenance-only topic instead of an operations and energy topic.
\n
\n
Frequently asked questions
\n
What does a building automation system (BAS) do?
\n
It controls and monitors heating, cooling and other building systems: schedules, temperatures, fans, pumps and alarms. A good BAS lets you see what is happening in each zone without going on site.
\n
How often should schedules be reviewed?
\n
At least twice a year, when the seasons change, and whenever the use of the building changes: remodels, new shifts or recurring events.
\n
Do I need to replace the system to save energy?
\n
Usually not. Many systems do less than they could because of inherited schedules, ignored alarms or temporary overrides nobody set back. Reviewing and documenting often delivers results before an investment is even considered.
\n
When to ask for help
\n
If you do not know where to start, if the system has problems that keep coming back or if you need to coordinate several parties (operations, controls, purchasing), an outside review can save time.
\n
Paso 5: cambia poco a poco y documenta
\n
\n
Qué anotar en el registro
\n
\n
Fecha y zona o equipo afectado.
\n
Valor anterior y valor nuevo.
\n
Motivo del cambio y quién lo aprobó.
\n
Qué esperas ver y cuándo lo revisarás.
\n
\n
Paso 6: capacita a quien opera
\n
\n
Errores frecuentes
\n
\n
Anular horarios o alarmas \"temporalmente\" y olvidarlo.
\n
Cambiar parámetros sin dejar registro.
\n
","timeToRead":3}},"coverImage":{"alt":"Mano con guante trabajando en un módulo de control de automatización","focalPoint":{"x":0.7,"y":0.45},"fluid":{"base64":"data:image/jpeg;base64,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","aspectRatio":1.490066225165563,"src":"https://www.datocms-assets.com/39234/1791886448-servicio-automatizacion-edificios.jpg?auto=format","srcSet":"https://www.datocms-assets.com/39234/1791886448-servicio-automatizacion-edificios.jpg?auto=format&dpr=0.18&w=1800 314w,\nhttps://www.datocms-assets.com/39234/1791886448-servicio-automatizacion-edificios.jpg?auto=format&dpr=0.35&w=1800 628w,\nhttps://www.datocms-assets.com/39234/1791886448-servicio-automatizacion-edificios.jpg?auto=format&dpr=0.7&w=1800 1256w,\nhttps://www.datocms-assets.com/39234/1791886448-servicio-automatizacion-edificios.jpg?auto=format&dpr=1&w=1800 1800w","sizes":"(max-width: 1256px) 100vw, 1256px"}}}},"pageContext":{"slug":"get-more-from-building-automation-system"}},"staticQueryHashes":["1133167473","741679306"]}
