Almost always it is better to start somewhere else: knowing how much is used, where and when. Without that baseline, there is no way to check whether a change worked.
\n
This guide lays out a working order that suits a single building as well as a group of facilities, such as a school district or a network of sites.
\n
Step 1: gather the data you already have
\n
Before installing anything, collect what exists:
\n
\n
Electricity, gas and water bills for at least the last year.
\n
Meter data and data from your energy management system, if you have one.
\n
Floor area and use of each building: classrooms, offices, warehouses, kitchens.
\n
Real occupancy schedules, including events and seasons.
\n
\n
What to look for in the bills
\n
\n
Sudden changes from one month to the next with no change in use.
\n
Charges that do not match the facility's rate or meter.
\n
Months with similar consumption in very different periods of use, such as school breaks and class time.
\n
\n
If something does not add up, it is worth checking with the utility company before going further.
\n
Compare buildings with each other
\n
When there are several facilities, two indicators help a lot. Energy use intensity (EUI) relates consumption to the building's floor area, and water use intensity (WUI) does the same for water. With them you can rank buildings from highest to lowest intensity and decide where to start. Tracking tools such as ENERGY STAR Portfolio Manager can keep that record.
\n
Step 2: look first for what costs almost nothing
\n
The quickest savings tend to be in operations, not in buying equipment:
\n
\n
Schedules. Make sure cooling, heating, lighting and other systems follow actual building use and not an inherited schedule.
\n
Consumption in an empty building. Steady water or electricity use overnight or on weekends deserves a look.
\n
Equipment with control faults. A failed sensor or actuator can keep a unit running harder than needed without anyone noticing.
\n
\n
Listen to the people who run the building
\n
Maintenance and operations staff know each facility's quirks. Meeting with them before proposing changes saves time and avoids mistakes.
\n
Step 3: involve people
\n
A building does not use resources on its own: students, employees and visitors use it. Campaigns work better when they:
\n
\n
are specific: what to do and when;
\n
are explained in each group's language;
\n
have someone responsible for following up.
\n
\n
Training operations and housekeeping staff, and sharing each building's results, helps the changes last.
\n
Step 4: verify and document
\n
After each adjustment, review consumption over the following weeks and compare it with your baseline, taking weather and building use into account. Write down what changed, when and who decided it. That record prevents repeating mistakes and makes it easier to apply for grants or rebates when they exist for your type of project.
\n
Which indicators to follow
\n
A few indicators are enough: total consumption, EUI and WUI, cost and, if your organization reports it, CO₂ emissions. What matters is choosing them at the start and not changing them halfway through.
\n
Step 5: plan investments with a long-term view
\n
When it is time to invest, compare the options by their cost over their whole useful life (purchase, operation and maintenance), not only by the initial price. A cheaper unit that uses more every month can turn out to be the worst decision.
\n
Common mistakes
\n
\n
Starting with the equipment instead of the data.
\n
Changing several things at once and not knowing which one worked.
\n
Leaving the people who run the building out of the conversation.
\n
Not documenting the changes.
\n
\n
Frequently asked questions
\n
What is the fastest way to cut energy use in a large building?
\n
Almost always, reviewing the heating, cooling and lighting schedules and comparing them with how the building is actually used. It is an operating change, not an equipment change, and it shows up on next month's bill.
\n
How many months of data do I need to start?
\n
With twelve full months of bills you can already calculate a baseline that includes every season. With twenty-four, the comparison is even stronger.
\n
Do I need to install new meters?
\n
Not to begin with. Start with what already exists: bills, the utility's meters and the energy management system if you have one. Additional meters make sense when that data cannot explain a given load.
\n
Takeaway
\n
Measure, prioritize, adjust, verify and document: that cycle works just as well for one building as for a school district.
\n
\n
son concretas: qué hacer y cuándo;
\n
se explican en el idioma de cada grupo;
\n
alguien se hace responsable de dar seguimiento.
\n
\n
\n
Cambiar varias cosas a la vez y no saber cuál funcionó.
\n
\n
¿Hace falta instalar medidores nuevos?
\n
